For expansion joints in precast panels, tilt-up concrete, brickwork, and fibre cement sheet cladding, Seal 'N' Flex One P390 Polyurethane Sealant 600ml provides a highly flexible, low-modulus barrier that accommodates joint movement without pulling away from the substrate. It is acoustic rated and meets the requirements of AS4020 for potable water contact.

How it works

Seal 'N' Flex One P390 is a one-component, moisture-curing polyurethane paste that cures to form a tough, flexible seal. Because it is a low-modulus sealant (Shore A hardness of 30), it exerts minimal stress on the bond line when the joint expands or contracts. This properties profile enables the sealant to handle cyclic expansion and compression movement up to ±50% of the original installed joint width. It does not sag during application and cures at a rate of 2mm per 24 hours on porous substrates, making it suitable for vertical expansion joints in external facades.

Numbers that matter

  • ±50% joint movement: Absorbs significant thermal expansion and contraction across precast panels, brickwork, and window frames without adhesive failure.
  • > 900% elongation at break: High elasticity to stretch across widening joints under extreme thermal cycles before structural failure.
  • 6 to 12 hours tack-free time: Provides a working window to tool the joint while resisting early dust pick-up on site.
  • 7 to 14 days full cure: Reaches full cure in 7 days on porous substrates, extending to 14 days for deep joints over 20mm wide.
  • 6mm to 50mm joint limits: Accommodates joint depths from a minimum of 6mm up to a maximum width of 50mm, using a depth-to-width ratio of 1:1 for joints up to 12mm and 1:2 for joints between 12mm and 50mm.

Where to use it

This sealant adheres to a wide range of common construction materials. It is suitable for:

  • Insitu concrete, render, precast, and tilt-up panels
  • Brickwork, blockwork, and fibre cement sheet
  • Plasterboard face and paper-lined recessed edges
  • Aluminium windows, GRC, fibreglass, and specialty panel systems
  • u-PVC outlets, brass, copper fittings, and stainless steel trays

System priming and preparation

While Seal 'N' Flex One P390 adheres to standard dry concrete, mortar, and bare Aluminium without a primer, specific applications require targeted preparation to prevent bond failure:

  • Porous substrates: For optimum performance in all periodically immersed, submerged, or high-stress applications, prime porous joint faces with Bostik N49 Primer.
  • Non-porous substrates: For plastics and metals (including u-PVC, brass, copper, and stainless steel), prime with Bostik N40 Primer using the two-cloth method before applying the sealant.
  • Joint backing: Always install a backing rod before priming to control sealant depth and ensure a three-sided bond is avoided. Tool the sealant to a concave profile to distribute stress evenly.

Limitations

  • Do not use in chlorinated water such as swimming pools or spas, or in constantly immersed salt water.
  • Do not apply to cement-based substrates within 28 days of the initial pour or set.
  • Do not use on any materials containing bitumen, or for glazing applications.
  • Not recommended for trafficable joints.
  • Do not apply in temperatures below 5°C or above 35°C.
  • Avoid exposure to water or alcohol before the sealant has completely cured.
  • Do not finish the joint using wet tooling techniques that involve solvents, water, or detergent/soap solutions.
  • Do not apply to joints less than 5mm wide and 6mm deep, or larger than 50mm wide.
  • White sealant may yellow on the surface under prolonged exposure to strong natural or artificial UV light.
  • For composite metallic façade systems subject to rapid daily thermal movement, early joint movement before full cure may cause permanent crimping or bulging. Bostik V70 Silicone is recommended for these high-movement metal façades.
  • If painting, wait a minimum of 7 days. Solvent-based coatings (such as enamels) may react with the sealant to create a tacky surface, and paint films may crack or craze during joint movement. Always conduct a field test first.

Frequently asked questions

Can Bostik Seal N Flex One P390 be used in contact with drinking water?

Yes, this sealant is approved to AS4020 for use in contact with potable water. This makes it suitable for sealing joints in tanks or other structures that will hold drinking water.

Is this sealant suitable for trafficable areas like footpaths or driveways?

No, Bostik Seal N Flex One P390 is not recommended for use in trafficable joints. Selecting a product specifically designed for pedestrian or vehicle traffic loads will prevent premature failure.

What is the minimum and maximum joint width for this product?

Joints must be at least 5 mm wide and 6 mm deep. The maximum allowable joint width is 50 mm. Maintaining these dimensions is critical for the sealant to perform to its ±50% movement rating.

Can I paint over Bostik Seal N Flex One P390?

Yes, the sealant can be painted after a minimum of 7 days cure. Conduct a field test for compatibility, as solvent-based coatings may cause tackiness, and cyclical movement can cause cracking in the paint layer.

Safety and handling

Signal word: Warning

Personal protective equipment

Wear safety glasses with side shields, lightweight protective clothing, long-sleeved clothing, and impervious gloves (nitrile rubber recommended). Use appropriate respiratory protection, such as a respirator conforming to EN 140 with Type A/P2 filter or better, for organic gases and vapours.

Ventilation

Use only outdoors or in a well-ventilated area. Ensure adequate ventilation and consider showers and eyewash stations.

First aid

  • Inhaled: If breathing has stopped, provide artificial respiration. Remove to fresh air and keep comfortable. Call a Poisons Information Centre (131 126) or doctor if feeling unwell.
  • Eye contact: Rinse thoroughly with plenty of water for at least 15 minutes, lifting lower and upper eyelids. Consult a physician.
  • Skin contact: Wash off immediately with soap and plenty of water for at least 15 minutes. If irritation occurs, seek medical advice. Remove contaminated clothing.
  • Swallowed: Do not induce vomiting. Rinse mouth. Give a glass of water. Never give anything by mouth to an unconscious person. Get medical attention.

Storage and disposal

Keep containers tightly closed in a dry, cool, and well-ventilated place between 5°C and 30°C. Protect from moisture, oxidizing agents, and acids. Shelf life is 12 months in original unopened containers. Dispose of waste and empty containers in accordance with local regulations; do not dispose down drains or into waterways.

Substrate guide

Proper surface preparation and primer selection prevent bond failure, ensuring the sealant performs as specified for cyclic movement.

Concrete and mortar

Surface prep: Clean and dry surfaces. Remove laitance, oil, dust, grease, and any curing agents. Vacuum loose particles.

Primer: Not required for standard concrete or mortar that is clean, dry, and uncontaminated. For high-stress joints, extreme weather exposure, or overly porous surfaces, a primer is required. For periodically immersed or submerged applications, use Bostik N49 Primer.

Bare aluminium

Surface prep: Clean and dry. Remove any protective coating (wax or plastic) from composite panels before application.

Primer: Not required for bare aluminium. Always conduct a Pre-tested Adhesion to Substrate (P.A.T.S.) test beforehand.

Porous substrates (general)

Surface prep: Surfaces must be clean, dry, and free of contaminants. Absorbent surfaces that soak up water require careful priming.

Primer: Required for maximum performance, especially in periodically immersed or submerged applications. Use Bostik N49 Primer. Vertical expansion joints in masonry or concrete may not require priming if clean and dry.

Non-porous plastics and metals

Surface prep: Clean and dry surfaces where water beads as a droplet. Includes u-PVC, brass, copper, and stainless steel.

Primer: Required. Use Bostik N40 Primer, applied with the two-cloth method. Conduct P.A.T.S. to confirm adhesion.
